Hey I’m Jason Balin from Hard Money Bankers and I want to tell you a quick story that I’m willing to bet you can also relate to. In 2002, shortly after I graduated college I was working as a mortgage broker and also had a real estate license . I enjoyed doing home loans but year after year I realized I had to continue to work very hard every day to continue to grow my pipeline. 
The money made per deal was good at that time but as the years went by our commission structures kept getting lower and lower. I kept looking for new mortgage companies that would have higher commission structures and every time I thought the grass would be "greener on the other side” it was all the same thing.

I new I wanted to eventually start a company (and at that time I thought I wanted to start my own mortgage company). Obviously my reasons for wanting to start my own company was so I could 1) Keep all the fees and 2) Make all the rules.
My business partner Chris Haddon also had this exact same challenge along with most other loan officers . We were scared of change and weren’t sure what to do. In 2005 we decided to look into real estate investing and started flipping houses . We felt we could still do that without quitting our mortgage jobs. I remember we flew out to Arizona to go to a real estate event. After a few days of learning and meeting people and spending money on a few training courses and coaching programs that we barely had money for at the time, we felt that flipping houses was for us. 
The education we got from those experts really helped us short cut a lot of the necessary things but most importantly helped us STEP UP and jump all into investing. We finally learned years later that flipping houses was very hard and we weren’t all that passionate or good at it.... but we did learn a ton of good lessons along the way.. especially that the hard money lenders had the best role in the investing transaction. 
Ok.... fast forward to 2007 as we were still flipping houses at that time.  I had just quit my mortgage job (even though I didn’t have a ton of money coming in but thought we could scale this up if I spent all my time on it). We had flipped a handful of houses by then and had some rentals but still didn’t love the flipping model. I remember us working really, really hard to make money on our flips and will always remember thinking to myself. “You know, I want to be like Ray”... Ray was our hard money lender that was charging us 15% and 5 points every time we borrowed money from him. We did about 4 deals with him around $150,000 each.  Thinking back we probably paid him about $30,000 in points upfront and probably another $30,000 in interest over time.  He had a few private investors that invested money through him but assuming he still made about half of that money.  

Anyways, my guess is he made more money on the deals than we ended up making. And he didn’t nearly have to go through all the headaches that we did. Chris and I finally had that AH HA moment where we wanted to get out of our stupid flips and figure out how to raise some money and lend it to real estate investor flippers.
Anyways, later in 2007 we actually did our first hard money loan ourselves which led us to start Hard Money Bankers. I remember everything about our first deal. It was $150,000 in Indiana that was referred to us from a mortgage broker. Looking back we probably wouldn’t have done that deal today since we only lend locally and in areas we know.. but the deal worked out great.   We found a private investor to put up all the money. He was a friend of a Title Attorney we new that also did private lending himself but didn’t have any deal flow at that moment. We kept all the points. We serviced the loan for the investor meaning we collected the payments and made sure taxes and insurance were up to date and got to keep 20% of each monthly payment. That investor to this day still has money on the streets with us. We ended up using the profit from that deal to start Hard Money Bankers and to open our first bank account. By 2008 we jumped ALL IN and obviously stumbled along the way but have continued to grow every year.  There weren't any courses, manuals or lenders willing to share their business model back then so we had to figure everything out ourselves. 

Chris and I would hit the streets hard by setting up meeting after meeting with private investors, brokers, real estate agents and tried to get in front of every REIA group and networking group.  We were determined to become experts in hard money lending. 
Our first full year in 2008, we closed 20 deals and grew rapidly year after year after that. 

After the first year we both replaced our incomes and have been growing and having fun ever since. I can’t say that it’s been an easy journey but there’s no better business model out there than hard money lending.

We've been lending for a long time and we came here to learn more from Chris and Jason for that purpose. Even though there is a lot of similarities to what we do there are always little nuances to improve upon. So the very first take away for us was our systems were horrible even after 10 years of lending. Systematizing moving forward will hands down improve our business. And now we've got this new found knowledge and have no excuse but to improve our business significantly.
